Concrete on Fountain Hills Slopes

Fountain Hills homeowners need concrete contractors who are comfortable with slope. The town lies on the east side of the south end of the McDowell Mountains, and the land rises to about 3,190 feet on its western border, compared with roughly 1,520 feet at the fountain. It started as a planned community by C. V. Wood and McCulloch Oil. The fountain, set in a concrete water-lily sculpture, began running in 1970, and the town incorporated in 1989.

Washes run through town

The Ashbrook, Balboa, Legend and Colony washes cross Fountain Hills, and they can flood during heavy rain. On a hillside lot, water comes down fast, and a driveway is often the first thing it hits. We plan every driveway and patio here around where water goes: a slight crown or cross-slope on the drive, a ribbon or swale to carry runoff past the garage, and edges that are not left hanging over loose soil. Where a slab sits near a wash, we keep it out of the drainage path rather than trying to fight the water.

Steep driveways

Steep drives need more than a smooth finish. We use a heavier broom or exposed aggregate texture for grip, keep control joints at regular spacing so the slab does not crack from the top of the hill to the bottom, and compact the base well, since a slope makes washouts worse. Where a driveway meets the street at a sharp angle, we shape the transition so cars do not scrape.

An older, settled community

The 2020 census put the median age in Fountain Hills at 60.8, and about 84 percent of homes are owner-occupied. Census data summarized by Point2Homes puts the median home at 1994, with about 23 percent built in the 1980s, 35 percent in the 1990s and 22 percent in the 2000s. Many owners are replacing original concrete and want it safer: lower steps, handrail footings, wider walks and less slippery surfaces near the pool.

Dark sky and quiet streets

Fountain Hills became an International Dark Sky Community in January 2018, and the town has no street lights. That does not change how we pour, but it matters for small details: many owners add low path lights along new walks, and we can set conduit under a slab before the pour so wiring can be added later.

Fountain Hills Questions

How do you keep a steep Fountain Hills driveway from being slippery?

We use a heavier broom finish or exposed aggregate for traction, and we avoid glossy sealers on steep sections.

My lot backs onto a wash. Can I still add a patio?

Usually, as long as the slab stays out of the drainage path. We look at where water runs during storms and lay out the patio around it.

Can you make the steps to my front door easier?

Yes. We can rebuild steps with lower risers and deeper treads and set footings for a handrail.
