Concrete for Arizona's Newest Town
San Tan Valley is a place where concrete contractors mostly add to and replace work on 2000s-era homes. Voters approved incorporation through Proposition 495 on August 5, 2025, and Pinal County formally recognized the new town on September 17, 2025, after earlier attempts did not succeed. The area grew from 81,321 residents in 2010 to 99,894 in 2020 across about 75.8 square miles. Wikipedia notes that most of it was desert and farmland before 2000.
A housing stock built in one decade
Census data summarized by Point2Homes puts the median San Tan Valley home at 2007, with about 61 percent built in the 2000s. Around 96 percent of homes are single-family detached and about 82 percent are owner-occupied. Neighborhoods include Johnson Ranch, San Tan Heights, Pecan Creek South and Archer Meadows. When that many homes go up at once, the concrete shows its age at about the same time, and many builder patios and driveways here are now close to 20 years old.
The complaints are familiar: a builder patio that is too small, a driveway with a crack running from the garage to the street, and side yards that turn to mud. Owners often want a bigger patio, a pad for a trailer, and a walk along the side of the house in one project.
Rules are changing
With the town newly formed, permit and right-of-way responsibilities are moving from Pinal County to the town over time. We check who handles review for your address before any work near the street, and we follow your HOA's architectural rules for front-yard and side-yard concrete.
Summer heat and soil
San Tan Valley's July mean high is about 104.5 degrees and rain averages around 8.7 inches a year. Former farmland and desert soils vary from lot to lot. When we excavate for a base, we check for soft spots and for caliche, the hard cemented layer common in Sonoran Desert soils, and we compact before we pour. In summer we start early so the finishing is done before the worst heat.
