Updating Concrete on Postwar Maryvale Homes
Maryvale is a large urban village on the west side of Phoenix, and most of the homes there that need concrete contractors are 50 to 70 years old. Builder John F. Long opened it in 1955, marketing homes to G.I. buyers. Sales were strong from the start: about 350 homes were presold in 1954, and by 1956 homes were selling at about 125 a week. Census data summarized by Point2Homes puts the median home at 1968, with about 13 percent built in the 1950s, 13 percent in the 1960s and 25 percent in the 1970s.
Concrete from the 1950s and 1960s
Original Maryvale homes were built with garages, yards and, in some cases, pools. The concrete that came with them was laid well before many modern practices were common, and much of it has been patched or added onto since. On these lots we often see narrow driveways that owners want widened, front walks that have broken into pieces, porch slabs that have settled, and carport or patio slabs that crack across the middle where no joint was cut.
We start by sorting out what is original and what was added later, then plan replacements that tie the pieces together into one level, well-drained surface.
Big area, many lot types
Maryvale covers about 37.6 square miles and had 208,189 residents in 2010. Original driveways were often sized for one car, and many owners now need room for two or three, which is why driveway widening and side parking pads are among our most common requests here. Because Maryvale is part of Phoenix, city rules apply to work at the curb, the sidewalk and the driveway approach, and we check those before we pour.
Heat and older soil
Phoenix averages more than 100 days a year at 100 degrees or more, and Maryvale is no exception. Older lots that have been irrigated for decades can have soft spots under slabs, especially near lawns and trees. We remove failed concrete, fix the base and pour new slabs early in the day so they can cure without baking.

Maryvale Questions
Can you widen my Maryvale driveway?
Usually, yes. We check the space to the property line and the curb, confirm any Phoenix requirement for the approach, and pour the added width.
My front walk is in pieces. Repair or replace?
When a walk has broken into many pieces, replacing it is usually the better choice. We pour a new walk on a fresh base with proper joints.
Do I need a city permit for a new driveway approach?
Work at the curb or in the street is handled by the City of Phoenix. We check what your project needs before we start.
