Concrete in the Higley Area

Higley is a name many southeast Valley homeowners still use for their area, even though it is no longer a separate town, and we work there as concrete contractors on homes in all three cities that absorbed it. The community began when a 40-acre plot was bought in 1905 and 1906, and its plat is dated February 15, 1928. The original townsite sat near Higley Road and Williams Field Road. By 2010 almost all of the old Higley area had been annexed into Gilbert, Mesa or Queen Creek, and the Higley Unified School District is the main official reminder of the name.

Which city's rules apply

Because Higley is now divided, the city on your address decides which rules apply to work at the street, the curb and the driveway approach. A home in the Gilbert part follows Town of Gilbert rules, one in the Mesa part follows Mesa, and one in the Queen Creek part follows Queen Creek. Most neighborhoods here also have HOAs. We confirm the city and the HOA requirements before we plan a driveway extension or any front-yard concrete.

Farm ground under newer homes

Much of the land around the old townsite was farmland before subdivisions replaced it, and that ground can vary from lot to lot. When we dig for a new patio or RV pad, we may find loose fill, old irrigation soil or caliche, the hard cemented layer that forms in Sonoran Desert soils and can block drainage. We remove what will not compact, break out caliche where needed and build a proper base before any concrete goes in.

What owners here usually want

Most Higley-area homes came with a small patio and a standard driveway. The projects we hear about most are larger backyard patios, pool decks around added pools, side-yard pads for trailers and boats, and an extra parking strip beside the drive. In summer, with highs well over 100 degrees, we pour early in the morning and cure the slab properly so it does not dry too fast.

Higley Questions

I live in Higley. Which city handles my permits?

It depends on your address. The old Higley area was annexed into Gilbert, Mesa and Queen Creek, so your city follows the address. We check before we plan.

Can you pour a boat or trailer pad in my side yard?

Yes, if the side yard is wide enough and your HOA allows it. We compact the base and size the pad for the load.

Why is digging slow on some lots?

Some lots have caliche, a hard cemented soil layer. We break it out so the base drains and compacts properly.
